Navigating the mortgage loan process can feel overwhelming, but we’re here to guide you every step of the way. Here’s a clear outline of what to expect and what’s required from you during this journey.

Loan Packaging & Lender's Disclosures (1-2 days)

You give the “green light,” and we send you the necessary loan disclosures.

After reviewing, you'll submit supporting documents and sign the disclosures.

Loan Setup (2-3 days)

Our Setup Team will order third-party items, including the appraisal, title, and insurance.

We’ll reach out to your insurance agent and employer during this time

Processing/Credit Approval (2-3 days)

Our Loan Processor reviews your file and may request additional documents for credit approval.

Once reviewed, you'll receive credit approval, though some third-party items may still be pending.

Initial Underwritting (2-3 days)

As appraisals and other third-party items arrive, they’re sent to underwriting.

Both you and the property will be approved, and any additional documentation needed will be requested.
5
Sing the Initial Closing Disclosure (CD) (Immediate)

You give the “green light,” and we send you the necessary loan disclosures.

After reviewing, you'll submit supporting documents and sign the disclosures.

Final Underwritting Approval (1-2 days)

We’ll provide any outstanding documents to the Underwriter to meet conditions.

Once satisfied, the Underwriter issues the Clear to Close (CTC), and your file moves to the Closing Department.

Docs to Title / Final Closing Disclosure (CD) Sent (1 business day)

Title receives our instructions and prepares the final Closing Disclosure (CD).

Closing documents are finalized and sent to title; you'll receive the final CD from us.
8
Loan Packaging & Lender’s Disclosures (1-2 days)

Everyone signs the closing documents at the Title Company, and the title will authorize funding.

Funding typically occurs on the same day for purchases; refinances on homestead properties may take an additional three days.

After Closing

Make your first payment and consider setting up auto-draft.

Watch for any unexpected mail, and next year, remember to file your homestead exemption and contest your property value if needed.
